Huricane Ike left me out of touch on my blog for a while now. I have been busy cleaning and getting a rental property back in liveable condition again.
The home located in Texas City received heavy roof damaged as a result of the high winds from the hurricane on September 13, 2008. The shingles on the room came off exposing the under decking letting water enter in the home causing the ceilings to collapse in three areas.
The home had to be gutted in several rooms as a result of mold growing because of lack of power for a week-and-a-half after the storm. Now a month after the storm, the home is looking like a home again. New roof is on, sheetrock is back up on the ceilings and walls, tile is being layed in all the rooms since the carpet was lost. The finishing of the texture should be completed this week then painting begins.
There is an end in site for getting this home back to rentalable condition again. I don’t want to experience another hurricane, but I am sure it will happen since we are so close to the coast. I am just grateful there is a home standing and can be repaired, because there are many who can’t say the same thing.
Just a few weeks ago those of us on the Texas Coast were boarding up homes to prepare for a potential tropical storm/hurricane that was to strike Galveston-Houston area. We survived with just a lot of much-needed rain. Now, Gustavo is lurking out in the waters preparing for a landfall somewhere in the United States. While we are waiting, we should be preparing:Since my readers are clients and friends throughout the Houston-Galveston area, we must prepare for these things and stay alert to the news as they approach. First things first: 1. Insurance — make sure your home has plenty of insurance coverage. It is imperative to insure your home for adequate amount of coverage for reconstruction as you need, NOT the value of your home. We are in an inflation time in our economy so make sure you revisit your policy. If you live in the Houston-Galveston area, you should make sure you have at least three types of insurance coverage. a. Home Owners Policy — this policy is to insure for fire, theft, vandalism and other catastrophe that could occur. You will need to consult your own policy to identify your coverage. b. Windstorm — some companies have this coverage under their homeowners and some do not. PLEASE MAKE SURE OF THIS. This is separate policy that is insured by the Texas Windstorm Insurance Association (TWIA). This policy covers structure problems that is results from weather related damage. Wind, Hail, Tornado’s that typically will destroy your roof or home due to a natural disaster. c. Flood — this is very important to have in our area of Texas. Many people don’t have it because it is optional if you don’t live in a flood plain. It’s CHEAP — Get it!!! This will cover you in case of a natural disaster causing water in your home. If water comes in your home, it is quite expensive to clean or make repairs due to water.Last thing in case we have to evacuate again. Put your important documents in a waterproof container that is easily transferable. Insurance policies for your home, health and life. Also that important document of a Will and Power of Attorney. Don’t forget your bank account information and any other important documents that pertains to your home or real estate owned. If your area is requested to evacuate…EVACUATE!!! The first few months has been quite busy for me. Organizing my year, setting goals, making new contacts and marketing my listings.
The two months ending 2007 were pretty quiet so it’s nice that the phones are ringing and closings are happening. Many businesses looking to expand and inquiring about leases. Several clients looking for properties to put in office buildings. Looks like 2008 is starting off quite nicely for the Houston region.
Houston-Houston, how are you doing in the real estate industry? “I am doing doing pretty good, thank you for asking!”
Well, I would have to agree! I think we are still doing pretty well compared to the national so-called crisis! Why are we continually hearing that the real estate market is horrible?
Seems to me the media hype has really scared the customers from buying. Houses that are well maintained, priced well and are in good neighborhoods seem to be moving. They are probably sitting a little longer on the market these days, but that’s only because there are more choices out there. Certainly the country is experiencing a buyers market in most areas and Houston is not immune. We recieved the same type of mortgages that the rest of the country received. However, we still have people in the market that are looking to purchase.
This is because our job market is still strong and the unemployment rate still remains low. This is probably due to the $100 a barrel of oil that is selling on the market these days. Since Houston is the headquarters to many of the large oil companies, we can certainly thank them for keeping the real estate market going strong.
Though, my primary focus is on commercial real estate, I pay close attention to the residential market. One reason is that they go hand-to-hand, and the other is that I invest in single family homes as rental properties. I must say that the rental demand has gone up, and I have been able to raise my prices on some of my homes because of demand.
So there I go once again giving the world a view of Houston and it’s real estate market as I see it. I really believe Houston will fair well during the real estate downtime, and I look forward to continuing helping my clients with their real estate needs despite this media driven real estate downtime.
